Commercial Stucco Recoating in Duluth

Faded, patched and stained facades make a Duluth property look older than it is. A recoat renews the color and texture of an entire stucco or EIFS building, bridges fine cracks, and gives leasing a fresh building to show, without removing the system.

Refresh, don’t replace

A new face for an established Duluth property

Many Duluth shopping centers, office buildings and apartment communities have the same problem: the wall is basically sound, but years of sun, mildew, rust streaks from fasteners and mismatched patches have left it looking tired. Tenants notice, prospects notice, and newer buildings down the road look better by comparison.

A recoat is the most cost-effective way to change that. We start by repairing what needs repair: cracks routed and filled, damaged areas rebuilt, failed sealant joints replaced. The walls are cleaned and treated for mildew, then primed where the coating requires it. The finish is either a cementitious or acrylic finish coat that renews texture, or an elastomeric coating that also bridges hairline cracks, chosen for the system on the wall and how it needs to breathe.

A recoat is also the moment to change color. We prepare sample areas on the building so owners, boards and asset managers can approve the scheme in real light. If you are still deciding what the walls need, a moisture survey first is the safe order.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Recoating in Duluth

Keeping older Duluth properties competitive

As newer development fills in around the Gas South District and downtown, owners of older Duluth properties are looking for ways to keep up.

Retail centers along Pleasant Hill Road, Satellite Boulevard and Buford Highway compete for tenants with newer construction nearby. Garden-style apartment communities across the city compete for residents the same way. A full-building recoat with corrected joints changes how a property presents from the road for a fraction of the cost of new cladding.

Color changes

Update a dated scheme across every building on the property, approved from on-wall samples.

Elastomeric coatings

Flexible coatings that bridge hairline cracks on cement stucco and shed wind-driven rain.

Mildew & staining

Shaded, damp elevations cleaned and treated before coating so growth does not return quickly.

Questions & answers

Recoating questions from Duluth owners

What Duluth property managers, owners and boards ask before recoating a facade.

Does changing our building color in Duluth need approval?
It may, depending on location and any recorded covenants. Check with the City of Duluth, or Gwinnett County for properties outside city limits, and with your HOA or shopping center declaration if one applies. We provide samples and color data for any review.
Can you recoat a Duluth shopping center while tenants stay open?
Yes. We recoat one section at a time, keep entrances protected and open, cover signs and storefront glass, and schedule spraying or rolling near entrances for slower hours.
Is an elastomeric coating right for EIFS?
Not always. EIFS finishes need coatings that are compatible with the system and allow it to breathe. We choose the coating for the substrate rather than one product for every wall.
How long does a recoat last?
It depends on exposure, the product and how well the joints and repairs underneath were done. We do not quote a fixed number of years; we explain the maintenance that keeps the finish performing.
Will a recoat hide our patches?
That is one of its main purposes. A corner-to-corner finish across each elevation evens out the color and texture differences between old patches and original wall.
