EIFS & Dryvit Restoration in Duluth

A large share of Duluth's office parks, hotels and shopping centers were clad in EIFS. We restore those facades: wet substrate replaced, joints rebuilt, terminations sealed and the whole system recoated so the building looks current and stays dry.

Duluth's EIFS facades can usually be saved

EIFS was a natural choice when much of commercial Duluth was built. It was light, fast to install, and it let architects add cornices, bands and reveals that defined the look of office parks and retail centers along the I-85 corridor. Much of it went on as barrier EIFS, which has no drainage plane and relies on its sealant joints and terminations to keep water out of the sheathing.

Once those joints age, water gets behind the system at windows, panel edges and the bottom of the wall. The good news is that a tired EIFS facade rarely has to come off entirely. We survey with moisture readings to map where the substrate is wet, open those areas only, replace damaged sheathing, and rebuild the insulation board, mesh and base coat. Then we replace every perimeter and panel joint and recoat the elevation so repairs disappear.

Where an owner wants a long-term upgrade, we can discuss converting areas to a drainable EIFS assembly during the restoration rather than after the next failure.

What we restore

EIFS & Dryvit restoration in Duluth

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS in Duluth

The EIFS corridors of Duluth

Drive Satellite Boulevard, Sugarloaf Parkway or Peachtree Industrial Boulevard and you will pass EIFS on office buildings, hotels and retail pads from one end to the other.

Those buildings tend to share details: foam bands at each floor line, punched windows with sealant-only perimeters, and decorative cornices at the parapet. That shared construction means they also share failure points, and we know where to look. Restoration plans for multi-building office parks can be phased building by building so tenants are disturbed once, briefly.

Barrier EIFS

Older systems with no drainage path, where sealant condition decides whether the sheathing stays dry.

Foam bands & cornices

Architectural shapes that crack at their tops and collect water if not properly sloped and sealed.

Faded finishes

Recoats that unify patched elevations and update a dated color scheme in one pass.

Questions & answers

EIFS & Dryvit questions in Duluth

What Duluth owners and property managers ask before restoring an EIFS facade.

Is the EIFS on our Duluth office building barrier or drainable?
It depends on when and how it was installed. Many commercial buildings of the 1980s and 1990s used barrier EIFS. We can usually confirm the system from its terminations and, if needed, a small inspection opening.
Can you restore EIFS on a multi-building office park in Duluth one building at a time?
Yes. We survey the whole park, then schedule restoration building by building or elevation by elevation, so each tenant group sees the crew for a short, planned window.
Is Dryvit different from EIFS?
Dryvit is a brand of EIFS, and the name is often used for the whole category. We repair and restore Dryvit and other EIFS systems using compatible materials.
Do we have to remove all the EIFS?
Rarely. Where the sheathing is dry and sound, the existing system is repaired, resealed and recoated. Only areas with damaged substrate are removed and rebuilt.
Can we change the building's color during restoration?
Yes. The finish coat that unifies repairs can also change the color. We prepare sample panels on the building for approval before the full recoat.
